How long are your leases?

Turn-Key offers 1-year leases.

When do your leases begin and end?

The majority of our leases run from June - May to best serve our college demographic. However, we have places that come available year-round.

Do you allow pets in your rentals?

To keep our homes comfortable and allergen-friendly for everyone, most of our rentals are pet-free. However, we do have a small selection of pet-friendly properties available for residents who meet the required guidelines.

Do you require a security deposit?

We require a security deposit equal to 1 month of rent. The deposit is due at the time of signing the lease and is refundable at the end of the lease, minus applicable deductions.

Do you require renters insurance?

Effective December 1, 2025, all new lessee will be required to carry a rental insurance policy.

What payment methods do you accept?

We accept all major debit and credit cards, ACH/eCheck, Electric Cash Payments, and checks that can be mailed to 1200 Main, Box #503 Hays, KS 67601

Processing Fees:

Credit Card: 2.99% of the payment amount (not a flat fee) .
Debit Card: No processing fee .
ACH/eCheck: $2.49 per transaction
Electronic Cash Payments (PayNearMe): $4.99 per transaction

When is rent due and what are the late fees?

Rent is due on the 1st of the month. A grace period is provided through the 5th. Payments not received by the 5th may be subject to late fees. Refer to your lease for specific amounts.

My lease says I am responsible for utilities. How do I set utilities up?

Please do not put utilities in your name. Turn-Key receives all utility bills and charges tenants the corresponding amounts. This allows for a single monthly payment for rent and utilities.

Do you provide internet to your tenants?

Yes. We provide 1 GB internet to all rental units for $60/month. Check your lease to confirm whether this is included in rent or charged separately.

What is your application process?

Schedule and complete an in-person showing with our on-site manager.
If you’d like to move forward, we’ll email you a rental application.
Once your application is approved, we’ll send the lease for review and signature.
A security deposit is due at the time the lease is signed.
